HOW TO RESERVE YOUR ACCOMMODATION

 

We at Graduates Property Management have over 20 years of letting experience, so we know what prospective tenants require and aim to provide the best Student/Residential Accommodation in and around Nottingham.

 

Below is a brief guide on how to secure a property with
Graduates Property Management

First select your property.
p
Visit the office and arrange to fill in all the administrative paperwork.
p
We will require Administration Fees (non refundable) and Deposits as per the conditions of your tenancy agreement.
p
We will then contact your Guarantor/Employer/Landlord (if applicable) to arrange for the relevant paperwork and payments to be completed.
p
Once all the completed paperwork and rental payments have been received by the office, your property is secured.
p
Upon commencement of your tenancy, please call into our office and collect the keys.

What kind of Tenancy?

Graduates Property Management tenancies are Assured Shorthold Tenancies, for Residential Tenants the tenancy will be for duration of 12 months and for Student Tenants the tenancy will be for duration of 48 weeks, commencing 1st September – 31 July.

Who can I use for my Guarantor

Your Guarantor must be in full time employment, over the age of 21, with a UK permanent address who is willing to fill out the necessary paperwork.

What can I do if I do not have a Guarantor?

You will need to pay your full years rent in advance.

Do I have to pay Council Tax?

If you are a Residential Tenant you will be liable for the Council Tax, if you are a full time student you will be exempt, however, you will have to provide an Exemption Certificate to the Council.

What if I move out of the property before the tenancy expires?

You will have to find a replacement for your room/house, as per your Tenancy Agreement you will be liable for the rental payments until a replacement is found.

What fees do I need to pay to secure the property?

Each tenant is required to pay an Administrative Fee and Deposit.

How do I pay my rent?

Student tenants will be required to pay their rent in instalments either by Post Dated Cheques or Bank Transfer.
Residential tenants will be required to pay their rent on a monthly basis.

Where will my deposit be held?

Your deposit will be held within the ‘Tenancy Deposit Solution Scheme’ for the duration of your tenancy.
