Full inspection of property and advising of the likely income. |

Interviewing prospective tenants taking up suitable references were necessary. |

Obtaining additional security – guarantors etc. |

Preparing the tenancy agreement necessary for the Landlord to gain protection of the relevant Rent and Housing Acts. |

Taking a security deposit which will be held by ourselves as stakeholder between the landlord and tenant. |

All rent to be collected under the terms of the tenancy agreement. |

Advising all service companies (gas, electricity and water) of the transfer of contracts at the beginning and end of tenancies. |

Regular inspections of the property are carried out during the tenancy. |

Repair and maintenance to the property if required by the landlord. |

Full property inspection and inventory check at the beginning and end of the tenancy. |

TENANCY DEPOSIT SCHEME
As from April 2007, it became law that all deposits held by Landlords and Letting Agents had to be protected.
